The
Process
The
following list is my recommended order of the steps to purchasing
a home. Some steps can be done in a different order or simultaneously,
such as you can talk to a lender after you make an offer. However,
in my opinion, this is the best way to do it.
1.
Initial contact with agent (in Oakland County, Michigan, that means call me!)
2.
Thoroughly cover the Chris

3.
Approve Agency Disclosure documents
- in Michigan this must be done "as
soon as possible"
4.
Begin interviewing lenders - ask your agent for a list of reputable lenders in your
market
5.
Make application for loan pre-approval
- the best situation is for you to be
'pre-approved' before you negotiate with the seller
6.
Initial computer search - be as complete, open and honest with your agent as
possible
7.
Look at selected properties - don't try to see all of them in one day
8.
Acquire copy of Seller's Disclosure and Lead-based Paint Disclosure
on
your chosen house - the buyer
must be given copies of these before making an offer in Michigan
9.
Write offer on home
best suiting your needs
10.
Offer is presented to owner - good luck!
11.
Negotiations are completed - may take more than one day
12.
Inspections and other contingencies concluded and removed - usually all done
within 5-10 days after acceptance of the offer
13.
Mortgage approval acquired from lender
14.
Closing - buyers, sellers, agents, and escrow company meet, sign
all documents, exchange money for house
15.
Occupancy. Congratulations!!
